AcreReturns

Privacy Policy

Last updated: October 5, 2026

1. Overview

This Privacy Policy explains what information AcreReturns (the Rural Real Estate Investment Calculator, referred to here as the "Tool") handles and how, for MF McDonnell and Associates, LLC ("Company," "we," "us," or "our"). The short version: the Tool is now accessed through a hosted sign-in and paid subscription, so we do store a small amount of account information (described below). But the actual property, financial, and client deal data you type into the calculator to run an analysis is processed entirely inside your own browser and is never transmitted to or stored on our servers. This policy explains both halves of that in practice.

2. Information You Enter (Deal Data)

The Tool lets you enter property, financial, and client information (for example, purchase price, income and expense assumptions, a client's name, property photos, a logo, and supporting documents) in order to generate calculations and an optional client-facing report. You choose what to enter — the Tool does not require or request any deal information beyond what you voluntarily type in or upload.

3. Account Information We Do Collect

To operate accounts, sign-in, and paid licenses, we (through our service providers, described in Section 5) collect and store: your name and email address; sign-in timestamps; a record of each time you accept these Terms of Use; and your subscription/license status (for example, plan type, whether it is active, and its renewal date). This account information does not include the deal data described in Section 2 above, and does not include your full payment card number.

4. Deal Data Is Not Transmitted to Us

The calculator itself runs entirely inside your web browser. The property figures, client information, narrative text, photos, logo, and documents you enter to run an analysis are not transmitted, uploaded, or sent to MF McDonnell and Associates, LLC or to any server as part of running a calculation or generating a report. We do not receive, view, store, or have any access to that deal data, the reports you generate from it, or the photos or documents you attach to it — only the account information listed in Section 3 passes through our systems.

5. Authentication and Payment Providers

We use two third-party service providers to operate accounts and billing: Clerk, an authentication provider, handles sign-in and stores your credentials on our behalf (we do not see or store your password); and Stripe, a payment processor, handles checkout, billing, and card storage (we do not see or store your full card number). Purchases are made through the Stripe Managed Payments service, in which Stripe, through its Link service, acts as the seller of record for your purchase. In that role Stripe and Link collect and process your billing details, issue payment receipts, and handle payment-related support under their own terms and privacy policy, and the charge appears on your card statement as LINK.COM*. Each provider processes the account information described in Section 3 under its own privacy policy — see clerk.com/privacy and stripe.com/privacy — in addition to this one.

6. Cookies and Session Data

The Tool uses the minimum session cookies/local session data required by Clerk to keep you signed in. The Tool does not include advertising scripts and does not use analytics or tracking beyond what is required to keep you signed in and to operate billing.

7. How Photos and Documents Are Handled

Any logo, photo, or document you attach is embedded directly into the calculator or the generated report file itself (as in-browser data), not uploaded to any server. It travels only as far as the file you save, print, or share.

8. Saved Project Files & Free Trial Carryover

The Tool lets you save your work as a project file so you can pick up where you left off later, and load a project file back in. A saved project file contains everything you entered — including any client name or other client information, financial assumptions, narrative text, photos, logo, and attached documents — in a single file that is written directly to your own device when you click "Save project." Nothing is transmitted to us or to any server in the process. Because a saved project file can contain sensitive client information, it is your responsibility to store, name, and share those files the same way you would any other confidential document, and to delete files you no longer need using your device's own file management tools — we have no access to them and no way to delete them for you.

If you subscribe while your free trial is still active, the Tool automatically saves a temporary copy of your current entries in your browser's own local storage immediately before sending you to Stripe to complete payment, and restores that copy automatically once you return — so you do not have to retype your work. Like all deal data, this temporary copy is never transmitted to or stored on our servers; it exists only in that browser's local storage, is deleted automatically the moment it is restored (or, if you never complete checkout, it simply remains on that device until you clear your browser data), and is therefore only ever available on the same browser and device where you started your trial — a deliberate design choice to keep your clients' data as private and confidential as possible.

9. Data You Choose to Share

If you generate a report, or a saved project file, and share it — by email, download, print, or any other means — with a client, lender, or other third party, that sharing is your action and your responsibility. Once shared, that copy of the data is outside our control and this Policy no longer governs it. You are responsible for complying with any privacy laws or professional obligations that apply to information (including client personal or financial information) you choose to include in a report or project file you distribute.

10. Third Parties and Your Own Device or Network

Aside from the authentication and payment providers named in Section 5, no third party receives data through the Tool. If you use the Tool on an employer-managed device, a shared computer, or a monitored network, that device or network owner's own policies may independently apply to your activity — that is outside our control.

11. Children's Privacy

The Tool is intended for use by real estate professionals and investors and is not directed at, or intended for use by, children.

12. Changes to This Policy

We may update this Privacy Policy from time to time. The "Last updated" date above reflects the most recent revision.

13. Contact

Questions about this Privacy Policy may be directed to MF McDonnell and Associates, LLC.

This document is a general template and is not a substitute for advice from a licensed attorney, particularly now that the Tool involves hosted accounts and payment processing, where additional privacy-law obligations (state privacy laws, payment-data rules, etc.) may apply.
